I used to know a guy in Atlanta that made up this concoction of silicone and mineral spirit, that he would put on tires. The mineral spirits would clean the tire and open the pores, then the silicone would absorb into the tire, then the mineral spirits would evaporate. This mixture would keep the rubber flexible and deter dry rot.

Years later (when I actually had some capitol) I tried to hunt him down. I never found him. That would have made a great investment, but without the knowledge of what type of silicone and what the percentage was, I am doomed to replace tires prematurely.
